What are the benefits of using Landlord Utility Manger?
The Landlord Utility Manager Portal provides valuable services to help you manage your properties hassle and worry free. Once you’re registered, the Landlord Utility Manager portal will allow you to do the following:
- Automatically transfer electric and/or gas service into your name when a tenant takes service out of their name-no phone calls or waiting.
- Enroll or remove units from the Landlord Utility Manager Portal.
- Obtain usage and property listing reports to identify which units are listed in your name.

What type of reports do you provide?
DTE Energy offers two types of reports. The first one is called the Site Usage Report. This report will provide you with tenant energy consumption information such as meter read date, invoice amount, usage days and net usage. The second report is called the Utility Service Report. This report allows you to view which properties are listed in your name, the type of service and the effective date.
If you would like view, print or analyze these reports online through our Landlord Utility Manager Portal. You must register in order to view these reports.

What should I do if I can't see all my properties?
Verify that each unit has been added to your profile. If you still don’t see the unit, please call our Landlord Assist Line at 800.482.8720. Press option#2

Can I pay my bills using the Landlord Utility Manager Portal?
Unfortunately, this system doesn’t allow you to make a payment. However, if you are a registered user at dteenergy.com, you can pay your bill(s) at no extra charge. Learn more.

How do I enroll in the Landlord Tenant Property Protection Plan?
To enroll in the Landlord Tenant Property Protection Plan, you and your tenant must complete an Enrollment Form (PDF), sign it and submit it via email at LANDLORD_ACCT@DTEENERGY.COM, mail or fax it to DTE Energy using the mailing address below.

What are the benefits of enrolling in the Automatic Transfer of Service Program?
The Automatic Transfer of Service Program (ATS) provides an efficient transfer of service responsibility from the Tenant to the Landlord without service interruption.
Landlords who enroll in the ATS plan also get these additional benefits:
- Automatically transfer electric and/or gas service into your name when a tenant takes service out of their name-no phone calls or waiting.
- When enrolled, we’ll waive the $5.00 new service fee whenever service is transferred into a landlords name.
- Enroll or remove units online using the Landlord Utility Manager Portal.
- If you enroll through the Landlord Utility Manager, you can obtain usage and property listing reports to identify which units are listed in your name.

How do I remove or end the Automatic Transfer of Service Program?
The easiest and fastest way to end your Automatic Transfer of Service Program is to use our Landlord Utility Manager Portal.
Landlords who don’t have internet access will need to submit a legibly written and signed request by email to landlord_acct@dteenergy.com, fax to 800.251.3542 or by mail to:

Please provide the following information with your request: The address(es) to remove, signature and social security or tax identification number.
PLEASE NOTE: If a landlord’s property is removed from the Automatic Transfer of Service program, a disconnect order will be issued and any units in the landlord’s name will be physically disconnected. Units in a tenant’s name will not be impacted. It is the landlord’s responsibility to advise DTE Energy that the electric/gas service should not be disconnected if a property is removed from the Automatic Transfer of Service program. If the meter is not accessible by DTE Energy field personnel, utility service will remain in the landlord’s name until access is provided and meters can be disconnected.
Complete an Authorization for Automatic Transfer of Service Form (PDF), email to landlord_acct@dteenergy.com, fax or mail it to the address on the form. Please be sure to check the "remove" and if applicable, "remain on" boxes on the form.

What are the terms and conditions for enrolling in the Automatic Transfer of Service Program?

Is it still possible for my utility services to ever become disconnected if I have the Automatic Transfer of Service Program?
Yes. The Automatic Transfer of Service Program does not apply where DTE Energy discontinues electric or gas service due to nonpayment, safety concerns or due to any violation of DTE Energy policies. This action can be taken against a tenant without notice to the landlord. If the service is disconnected for nonpayment, the landlord will be notified of the pending disconnect only if they are enrolled in the Landlord-Tenant Property Protection Plan.

Under what conditions could my Automatic Transfer of Service Agreement end if I don’t request it to?
DTE Energy reserves the right to cancel a service contract on any or all properties at any time if the landlord’s bills are not paid in a timely manner or if there are repeated attempts to avoid responsibility for electric/gas units used by the landlord, as determined by DTE Energy.

If my Automatic Transfer of Service Agreement is ended, under what circumstances can I re enroll?
Properties removed from the Automatic Transfer of Service Program must remain off the program for 12 months. After 12 months, a landlord may re enroll the same property by calling 1.800.482.8720 or sending in an Authorization for Automatic Transfer of Service Form (PDF).

If I enroll in the Automatic Transfer of Service Program, how will I know when an address gets transferred into my name?
If the tenant calls DTE Energy at 800.477.4747 and DTE Energy’s requirements are met, the tenant will receive a confirmation number and service will be transferred into the tenant’s name on an agreed-upon date. DTE Energy will send the landlord a letter or an e-mail (if registered for Landlord Utility Manager) when a service has been placed in a landlord’s name.

Can I enroll my property in the Automatic Transfer of Service Program for only the winter months?
No. Currently, DTE Energy only offers the Automatic Transfer of Service Program as year round protection. However, please check our site often for updates to this process

Can I request that the utility service be transferred into my name even if the tenants service is disconnected for nonpayment?
