Designing energy efficiency into a new facility from the start can deliver 10–50% greater energy performance compared to standard construction, while avoiding costly future retrofits. Early planning lets you maximize energy savings, qualify for rebates and lock in lower operating costs for the life of your building.

| New Construction Upgrades | Description |
|---|---|
| Lighting Power Density (LPD) Interior | Install energy-efficient interior lighting with a watts-per-square-foot value at least 10% below the ASHRAE 90.1-2019 baseline. COMcheck or the program’s LPD worksheet is required for buildings over 5,000 square feet. |
| Lighting Power Density (LPD) Exterior | Install energy-efficient exterior lighting with a watts-per-square-foot value at least 10% below the ASHRAE 90.1-2019 baseline for your site type. Fixtures must operate dusk-to-dawn or at least four hours per night. |
| LEED Whole Building | Earn rebates based on energy savings validated through LEED certification at the Silver, Gold or Platinum level. Rebates are paid upon certification using GBCI-verified kWh and Mcf savings values. |
| Major Renovation | When changing the use of an existing space, adding or upgrading energy efficient equipment can qualify for rebates. Newly purchased buildings and process improvements also qualify. |

Your new construction must be a DTE-serviced facility and exceed Michigan's ASHRAE 90.1-2019 code. Multifamily customers are not eligible for this program but can participate in the DTE Multifamily Program.
The LEED Whole Building approach is for projects pursuing LEED certification and pays rebates based on GBCI-verified energy savings at the Silver, Gold or Platinum level. The Systems Approach doesn’t require LEED certification and offers predetermined rebates for individual measures like lighting power density, VFDs and HVAC. The two approaches cannot be combined on the same project.
A reservation is strongly encouraged for all new construction projects and is required for custom measures. Submitting a reservation pre-approves your rebate amount and holds funds from DTE’s limited rebate pool. Starting work before receiving your reservation letter could disqualify you from receiving a rebate.
Submit your reservation application online before any work begins — including removing old equipment. DTE has up to 14 days to conduct any required pre-upgrade inspections. Once approved, you'll receive a reservation letter confirming your funds are held. From there, you have 90 days to complete your project or until Nov. 30, 2026.
Submit your application online along with required documentation including itemized invoices and manufacturers' specification sheets. You're not required to use a participating contractor to complete your project.
Your final rebate application must be submitted within 60 days of project completion or by Nov. 30, 2026, whichever comes first. If you received a reservation, your project must be completed within 90 days of your reservation letter. Applications submitted after the deadline may be canceled.
Yes, you can apply for multiple measures in a single application. Electric and gas rebates can be combined if you’re a DTE customer for both services. The Systems Approach and LEED Whole Building approach cannot be used together on the same project. Contact a DTE Energy Advisor to confirm which measures can be combined for your specific project.
